Full Description: Rio Blanco Farms is a 3 hectare development of gently rolling hills nestled in southern
Cebu Province, Cebu Island, in the Philippines. In the Barangay of Talut, in the quaint and quiet Town of Barili, is where it is situated.
The property is crossed by the presently cement-paved portion of the Barili-Aloguinsan national highway. Complete asphalt paving, in the mode of the present southern highway, is now a half completed. The paving work is moving southward to Barili from the Town of Aloguinsan.

The western end of the property, about 5,600 square meters, has a mountain view stretching on to the southwestern tip of Cebu Island. This area is a fruit bearing coconut plantation. The nuts sell at P3.00 a piece as of 3/10/08), net of all expenses. The buyers cover the cost of harvesting and transport. The coconuts yield a monthly net income average of P2,000.

Getting There

It’s an hour’s drive from Cebu City, 52 kms., via the southern highway. Or an easy hour and a half via the more scenic South Road Properties (5 km. longer). Both ways end up passing by the south Cebu Island coastline (starting in Naga City thru San Fernando town) and the new Heritage City of Carcar with its Spanish age buildings, homes and churches. Then westward to neighboring Barili and its scenic mountain drive.

Right by the Carcar-Barili boundary, by the Mantolongon, Barili market, veer right immediately crossing a concrete two-way bridge on to the road to Aloguinsan town. 5 kms and 3 minutes later, Rio Blanco awaits.

Facilities

Electricity is 24 hours. Water is not. But there’s enough supply for the daily needs of a family of 5. The sweet potato plantation relies on its own two old wells of natural springs.

Daily buses ply the Barili-Aloguinsan highway to and from Cebu City.
The farm is 10 minutes from downtown Barili and 20 minutes from Carcar City.
The Dream Network provides Philippine Satellite TV.

Documentation
Rio Blanco is an eighth part of a larger (25 hectare) titled property. Under process, is the individual Transfer Certificate of Title covering Rio Blanco itself.

Price

Rio Blanco is being offered for sale at a still negotiable. P180 per square meter on a total area of 31,018 square meters. The contract gross area, inclusive of the national highway section (1149 sqm.) crossing it, is 32,167 square meters. The asking price is inclusive of Capital Gains Tax and Documentary Stamps.
